Stagnation in the housing rental market in Tashkent was noted in November. On average, the rent per square meter amounted to $8.3, which aligns with the figures from June 2024.
High rental prices persist in the central districts of the capital, such as Mirabad, Shaykhantahur, and Yakkasaray, where the average rent costs between $10 and $11 per square meter.
Experts point out that Tashkent and the Tashkent region maintain their dominant position in the market, although significant growth is also observed in other regions. Despite some fluctuations in prices for secondary housing, the overall annual increase of more than 6% indicates positive trends in this segment.
In November, the real estate market continued to demonstrate positive dynamics. Sales reached 21,900 transactions, exceeding the October level by 2.5%. At the same time, in this sector, year-on-year activity increased by 0.8%.
The sales growth dynamics in November show positive trends in various regions of Uzbekistan, particularly in the Khorezm and Bukhara regions, with increases of 15.6% and 8.4% respectively.
As the capital and the largest city in the country, Tashkent accounts for about 30% of the total real estate market, with a monthly activity growth of 9.3%.
Prices for secondary housing across the republic remained virtually unchanged over the month, with a slight increase of 0.3%, while compared to last year, there was a rise of 6.2%. Over the year, significant price increases in this market segment were recorded in the Surkhandarya region (18.1%), Bukhara region (11.9%), and Kashkadarya region (10.2%).
The most affordable secondary housing remains in the Republic of Karakalpakstan, where the average cost per square meter is $333.
In Tashkent, the average price of secondary housing rose by only 0.2% over the month, reaching just over $1,100. In terms of districts, notable price increases were observed in the Bektemir district (4.4%), Yashnabad district (2.4%), and Shaykhantahur district (2.2%).
Overall, for the year, the average cost per square meter of housing in the secondary market across the republic increased by 6.2%, while in Tashkent, prices moderately decreased by 1.5% accordingly.
